No. For renewals, Dubai rent increases are governed by Decree No. 43 of 2013 and the applicable DLD Rental Index. Depending on how the existing rent compares with the benchmark, the permitted increase may range from 0% to 20%.
Under Article 14 of Dubai Law No. 26 of 2007 as amended, a party generally needs to notify the other party at least 90 days before the tenancy expires if it wishes to amend the terms, unless the parties have agreed otherwise.
For certain eviction grounds after expiry, such as sale, personal use, demolition or major reconstruction, Article 25(2) requires 12 months’ notice, served through Notary Public or registered mail. Different rules apply to eviction before expiry for breach, non-payment or other statutory grounds
A landlord may make justified deductions, but Article 20 requires the security deposit or its remaining balance to be returned when the lease ends. Disputes often depend on handover evidence, damage and ordinary wear and tear
Unless the lease states otherwise, Article 16 generally makes the landlord responsible for maintenance and defects affecting the tenant’s intended use. The tenant remains responsible for agreed or customary tenant maintenance and for damage caused by the tenant.
RDC currently lists the latest lease/Ejari, identity documents, bank details and supporting evidence among the filing requirements. Eviction claims also require the relevant notice and proof of service.
