What does a commercial lease lawyer do?

A commercial lease lawyer drafts, reviews and negotiates agreements for business premises and advises on matters such as rent, fit-out, service charges, renewal, termination and contractual risk.

Dubai tenancy law requires lease contracts governed by the legislation to be registered with RERA. DLD currently provides tenancy contract registration and renewal through Ejari and its approved service channels.

It depends on the agreement and applicable legal grounds. Article 7 states that a valid lease generally cannot be terminated unilaterally during its term except by mutual consent or as provided by law. A negotiated break or early-termination provision can therefore be important

Unless the parties agree otherwise, Article 14 requires at least 90 days’ notice before expiry where either party intends to amend lease terms for renewal.

That depends on the lease and the agreed commercial arrangement. The agreement should clearly allocate fit-out costs, approval responsibilities, access periods and reinstatement obligations

No general statutory rent-free period applies merely because a lease is commercial. A rent-free period is a negotiated commercial incentive and should be clearly recorded in the lease.

The appropriate route depends on the property, lease and nature of the dispute. Dubai landlord–tenant disputes falling within the relevant jurisdiction may proceed through the Rental Disputes Center, while particular jurisdictions or contractual structures may require a different route.
